Very excited to have found Minerva press has some books in colloquial Arabic. Clear print, CD with audio ( they will email you the audio too if you buy the book). The books are intended for Hebrew speakers learning Arabic so there's Hebrew transliteration on the opposite of each page but you can ignore that if you don't know Hebrew.
